You will not be disappointed whether you stay in the beautiful Railroad Cottage that has been justifiably renewed and tastefully decorated, the gorgeous modern Studio, or both!
From the moment you walk through the Cottage's front door, beyond the gorgeous landscaped gardens and relaxing porch, there is an instant feeling of warmth.
Both front rooms of the cottage provide a feeling of pure indulgence. Their large bathrooms are exquisite & invite you to relax in their deep tubs beneath the beautiful Charles Davis artworks.
The Cottage is the perfect place for either an individual stay or a stay with family and friends. The living area is well thought out, and the earthy undertones of the hemp art wall are evident. It has everything you need for a long or short stay.
The modern Studio is just that – modern, and it reeks of style; with its ease of access to the Spa & Sauna, surrounded by a gorgeous garden, it’s the perfect place for a wellness retreat.
Our family and friends enjoyed a weekend stay and were warmly welcomed by hosts Holly & Kevin. We indulged in everything the Cottage & Studio offered us, including retreating to the Spa, Sauna & outdoor shower and relaxing around the fire pit.
Holly’s attention to detail goes above & beyond with all her thoughtful additions, making our stay an absolute delight. She has even thought of disabled access and a car charging port.

Prior to the official opening, I had the pleasure of staying at Hollyberry House with friends, and what a great experience.
From the beautiful and tasteful renovation of the lovely old cottage to the spa, sauna, outside shower and fire pit to the electrical car charging - everything is catered for.
Then there was the Cottage - the kitchen, living room, and the bedrooms with beautiful ensuites.
The place has been well planned, and much thought has been put into additional little extras.
It is a credit to Holly and Kevin for the outstanding result and I highly recommend it.

If you’re looking for a truly special stay in Cooma, you can’t go past Hollyberry House. It is an absolute gem. From the moment you arrive, you’re welcomed with genuine warmth and hospitality that makes you feel like a home away from home.
The property itself is beautifully designed, blending rustic charm with modern comfort. Every detail has been thoughtfully curated, from the cozy, impeccably clean rooms to little touches like fresh flowers, premium linens, and locally sourced treats. The views are stunning, and the fire pit, spa, and sauna add to the atmosphere of pure indulgence. Hollyberry House offers a serene escape, perfect for unwinding after a day of exploring the Snowy Mountains region.
Holly and her husband, Kevin, go above and beyond to make your stay memorable. Their local knowledge is invaluable—they gave us fantastic recommendations for hidden gems, scenic walks, and the best local eateries. Breakfasts are a highlight, with a delicious spread of homemade goodies showcasing their love for fresh ingredients.
Whether you’re visiting for adventure, relaxation, or a bit of both, this BnB has it all—Holly’s attention to detail and passion for what she does set this place apart. I can’t recommend it highly enough—it’s the kind of place you’ll want to return to again and again.

Holly's Place was everything the ad promised, including a whole lot more. The attention to detail in every aspect was exceptional. We wished we were staying for longer.
The linen and furniture are of the finest quality. And the hidden extras just kept on revealing themselves, like having options for what size pillows we wanted.
With double-glazed windows, earthen walls, and concrete floors, this place has a design flair from start to finish. And then there was the spa and outdoor areas.
We couldn ’t have asked for more personalised attention and support.
Holly has thought of everything. We cannot recommend staying here enough. Thank you.
